Electrical, Heating, TV & Internet – The Metalworks

Lighting

There are a variety of different lighting types located throughout the property as follows:

  • • The hallway, bathroom, kitchen and living area are fitted with spotlights.
  • • The bedrooms are fitted with pendant light fittings.
  • • The storage cupboards are fitted with batten light fittings.
  • There are downlights installed underneath the kitchen wall units.

 

Please Note: Light bulbs/lamps are not covered under the warranty and it is the responsibility of the occupier to carry out or arrange replacements when necessary, with the exception of spotlights & downlights. The spotlights & downlights installed within the property are fixed units and are covered under the warranty.

When carrying out light bulb/lamp replacements, please ensure that the main light switch is turned off, the switches in the consumer unit (fuse board) are in the off position and that the faulty light bulb/lamp has cooled down before you attempt to change it.

Electric Panel Heaters

The property is fitted with wall mounted electric panel heaters. The heaters have a control panel which allows you to programme the heating to your specific requirements.

Please remember to turn on the spur switch which is located next to each individual heater. If there is no electricity to the heaters, then please check that the RCD has not tripped in the consumer unit (fuse board).

Heated Towel Rail

The bathroom and en-suite bathroom (if applicable) are fitted with ladder chrome heated towel rails.

Please remember to turn on the spur switch for the towel rail which is located just outside of the bathroom. If there is no electricity to the towel rail, then please check that the RCD has not tripped in the consumer unit (fuse board).

Consumer Unit (Fuse Board)

The consumer unit (fuse board) is located within the storage cupboard of the property. The consumer units are fitted with British Standard RCD (circuit breaker/cut out) for safety and the RCD will trip if there is a problem with the circuit. This is a safety feature which protects you from electrocution.

If something is tripping out the electrics on the consumer unit (fuse board) it is the occupier’s responsibility to identify where the issue lies by unplugging all electrical items, resetting the switches and plugging the electrical items back in one by one. Common issues which will trip the electrics within a property are things such as: light bulbs blowing and problems with electrical equipment i.e. toasters, kettles, irons, TV’s and laptops.

Fused Spur Sockets

The kitchen appliances are wired to a fused spur on the wall in the kitchen area. Please ensure that the spur is switched on for the kitchen appliances to operate.

Located within the hallway of some properties is an additional fused spur socket, should the occupier wish to install additional heating in the future. Please ensure permission is granted from the owner prior to installing any appliance to this fused spur socket within the property.

Please Note: It is the occupier’s responsibility to replace the fuse before reporting a fault with the product.

TV, Telephone & Internet

The property has a TV, telephone and internet point in the living area, as well as a TV point within the main bedroom (if applicable). All points are pre-wired by OFNL (Open Fibre Networks Limited) and the fibre optic infrastructure at the development is maintained and operated by OFNL who specialise in full fibre services.

There are a variety of service providers that you can choose from for your broadband and telephone services. Once you have contacted your chosen broadband provider, a wireless router will be posted to you to enable you to complete the set up in your new home. Should you encounter any problems with your broadband or telephone, then please contact your chosen service provider in the first instance. The fibre infrastructure fitted by OFNL provides Freeview TV via a communal satellite as standard, therefore you will not need to attach an additional aerial or satellite to the exterior of the building. You will be able to receive these channels by plugging your TV into an aerial point and selecting auto-tune on your television. For additional television packages, you can choose from the selection of providers listed below. Should you experience any problems with the TV signal including pixilation, please ensure your television is set up and tuned correctly in the first instance. Post Boxes – The Metalworks

Post boxes are located in the reception areas to both blocks within the development.

If you are renting the property and require a replacement post box key, then you will need to contact your landlord or letting agent directly so that they can organise for a replacement to be issued. Replacement post box keys may be chargeable by your landlord or letting agent and you will be responsible for paying the costs incurred for this service.

Windows – The Metalworks

The windows in the property are coated aluminium double-glazed units with lockable handles.

The internal cleaning of the windows is the responsibility of the occupier and must be carried out in a safe manner. The external cleaning of the windows is the responsibility of the Managing Agent, Centrick.

Doors & Ironmongery – The Metalworks

Front Door

The main entrance door to the property is installed in compliance with British Standards and is fire compliant. It has a grey wood veneer finish and is fitted with a British Standard 3 Star Anti Snap Euro Profile Cylinder including a thumb turn and a spy hole for security. Front doors to the property cannot be replaced without seeking advice from the Managing Agent, Centrick, as this could jeopardise the fire integrity of your property.

Please contact the Managing Agent, Centrick for their procedure on how to apply for consent to change the front door to your property.

Internal Doors

The internal doors within the property have a grey wood veneer finish and are fitted with satin finished furniture.

Door Entry System

There is an individual video door entry system within the property that is linked to the main entrance doors to the development, which allows each resident control of visitors into the building. In order to prevent security issues, please do not provide access to anyone who you are not familiar with.

Appliances – The Metalworks

The built-in oven, built-in hob, cooker hood, dishwasher, washer-dryer and fridge freezer are controlled by an isolation switch or spur sockets. Please ensure that these are switched on before you attempt to use any of these appliances. Please also ensure that all appliance packaging is removed prior to use.

Built-in Oven

The property is fitted with either a Beko or Siemens Built-in Microwave Oven that is covered by a 2-year manufacturer’s warranty. Please see the below PDF versions of the user manuals for guidance, care and maintenance of your appliance:

Please Note: It is not recommended to use the hob as an additional workspace, a place of storage or cutting board whilst not in use. This could cause damage and/or scratches to the surface of the hob which would not be covered under the warranty. Induction Hobs also require the appropriate cookware to be used in order for them to operate correctly and to prevent any damage being caused to the appliance.

Cooker Hood

The property is fitted with a Beko Cooker Hood that is covered by a 2-year manufacturer’s warranty. Please see the below PDF version of the user manual for guidance, care and maintenance of your appliance:

It is the occupier’s responsibility to ensure the cooker hood filter is cleaned regularly for optimum efficiency. It is also the responsibility of the occupier to ensure that the bulbs within the cooker hood are replaced should they fail.

Fridge Freezer

The property is fitted with a Beko Combi Built-in Fridge Freezer that is covered by a 2-year manufacturer’s warranty. Please see the below PDF version of the user manual for guidance, care and maintenance of your appliance:

The fridge freezer should be defrosted twice a year or when a frost layer of around 7mm has formed in order to maintain an excellent working condition and to prevent the build-up of ice. When de-frosting the fridge freezer, please ensure that there is no resting water on the housing unit as this will cause damage. It may be advisable to protect the unit with dry clothes/towels to avoid this from happening.

Washer-Dryer

The property is fitted with a Beko Washer-Dryer that is covered by a 2-year manufacturer’s warranty. Please see the below PDF version of the user manual for guidance, care and maintenance of your appliance:

It is the occupier’s responsibility to ensure that the filter in your washer-dryer is regularly checked and kept clean. Filters must be cleaned whenever the pump filter is clogged or in every 3 months.

Lifts – The Metalworks

The lifts are located near the main entrances of each blocks within the development.

Lift doors must not be wedged open or held for any period, as this can cause them to malfunction. Please take the appropriate precautions when transporting large and bulky items such as furniture within the lifts; in order to prevent damage from being caused. In the event of a fire, please do not use the lifts and descend using the nearest stairway.

If you experience any issues within the lifts, then please dial the emergency number using the internal lift alarm instructions or contact the Managing Agent, Centrick, without delay. Any general maintenance issues with the lifts should be reported to the Managing Agent, Centrick.

Local Information – The Metalworks

Slough is currently the focus of substantial investment through the £450m Heart of Slough regeneration programme. Thanks to the vision of the programme, which includes improved leisure facilities and increased commercial space, the town is emerging as the perfect place to live, work and play.

Slough has a long-standing reputation for excellent employment opportunities. This thriving town is home to the highest concentration of global corporate headquarters outside London, including Nintendo, Amazon and Mars, who manufactured the very first Mars Bar in the town back in 1932. The developments location close to this booming business community in the heart of the M4 Thames Valley corridor and just a stone’s throw from Slough station, with direct access to London, Reading and Oxford, make it perfectly positioned for those looking to work close to home and commuters alike.

Kitchen – The Metalworks

Original Joinery have fitted the kitchens at The Metalworks. The kitchens are fitted with integrated appliances which include: a built-in oven, built-in hob, cooker hood, dishwasher, washer-dryer and fridge freezer.

The kitchen sink is a Reginox Comfort L18 3440 OKG Stainless Steel Integrated Kitchen Sink and is fitted with a Hansgrohe Tap. Kitchens comprise of matt wall and base units in a combination of the colours Egger Stone Grey and Egger Cashmere Grey, a Silestone Calacatta worksurface and stainless-steel splashback behind the built-in hob.

The built-in oven, built-in hob, cooker hood, dishwasher, washer-dryer and fridge freezer are controlled by an isolation switch or spur sockets. Please ensure that these are switched on before you attempt to use any of these appliances. Please also ensure that all appliance packaging is removed prior to use.

Care Information

When cleaning your kitchen there are several factors to consider. It should only be necessary to use a damp cloth with a little liquid detergent to remove most marks. Excess water, especially around the corner joints and front edge of the work surfaces should be removed immediately as constant water ingress can cause irreversible damage which is not covered by the warranty.

Avoid boiling kettles over or near work surface joints or under wall cupboards. Microwaves, toasters, steamers or any other heat-generating appliance should not be positioned over or near a work surface joint. Please do not place hot pans directly onto the work surfaces as they are not heat-resistant and can cause staining or damage.

Bathroom – The Metalworks

The bathroom and en-suite bathroom (if applicable) are fitted with tiling surrounding the bath/shower, wash basin and toilet. A mirror has also been installed above the wash basin as part of the specification.

The bathrooms comprise of a thermostatic shower over bath, dual flush function cistern and wash basin with a wall hung vanity unit including storage drawers. The en-suite bathrooms (if applicable) comprise of a thermostatic shower enclosure with a monsoon shower fitting in addition to the shower head, dual flush function cistern and wash basin pedestal.

Please ensure shower screens are aligned with the top of the bath before showering in order to prevent water from spilling over the edge of the bath. Any water damage caused as a result of improper use is not covered under warranty. Do not remove shower screen seals, as these are in place to prevent leaks or water spillages whilst showering. Excess water should be dried after showering in order to prevent water marks.
