Windows & External Doors – SGUV

External Doors

The main single/double doors on the front of the buildings are kept permanently closed and locked by means of overhead door closers and magnetic locks. The doors can be released by:

– Placing your pedestrian access fob against the control panel outside the main entrance doors.

– Pressing the door release to the side of the door from inside the main entrance area.

– Pressing the door release button on the intercom phone within your property to allow access; when the video entry system inside the property has been activated by a visitor from the control panel outside the building.

Please note that the fire escapes in the development must be kept locked and must only be used in the event of a fire.

Windows

The windows in your property are new powder coated aluminium double glazed units.

The internal cleaning of the windows is the responsibility of the occupier and must be carried out in a safe manner. The external cleaning of the windows is the responsibility of the Managing Agent, Centrick.

Apartment Information – SGUV

Security

The main entrance door to your property is to a full British Standard specification and is also fire compliant. It is fitted with 3 hinges, a Euro Cylinder Sash Lock with a thumb turn and a spyhole for your security. Front doors to the property cannot be replaced without seeking advice from the Managing Agent, Centrick, as this could jeopardise the fire integrity of your property. Please contact the Managing Agent, Centrick for their procedure on how to apply for consent to change the front door to your property.

Intercom System

There is an individual video intercom system within your property that is linked to the main entrance doors to the development (if applicable). This allows each resident control of visitors into the building. In order to prevent security issues within the development, please do not provide access to anyone who you are not familiar with.

Fire Safety

A hard-wired smoke detector that has a battery back-up is located within each property. There is also a hard-wired heat alarm that has a battery back-up fitted within the kitchen of each property. The alarms are interlinked throughout the whole development to ensure safety and peace of mind for all occupants.

You should regularly test the detectors by pressing the button on the device and also ensure that the batteries are changed regularly to allow for the detectors to work to their optimum. For your own safety, smoke detectors and heat alarms should not be removed from their fixtures or covered and also need to be well maintained.

The information board located within the reception will provide you with information on where the emergency exits are, as well as the fire emergency procedure for the development. Fridge/Freezer

The fridge/freezer should be defrosted every six months to maintain an excellent working condition and prevent the build-up of ice. When de-frosting the fridge freezer, please ensure that there is no resting water on the housing unit as this will cause damage. You may want to protect the unit with dry clothes to avoid this from happening.

If the fridge/freezer is not working, please ensure that the appliance is turned on at the multi-switch panel located in your kitchen. Please make sure that it is on by pressing the switch down. If the fridge/freezer still does not work, please check that the consumer unit has not tripped out. All of the switches should be in the upwards position.

Bicycle Racks – SGUV

There are various bicycle racks located throughout the development.

Two bicycle stores are located in the courtyard of Albion House, Camden House, Moreton House & Moreton Street Townhouses. There is also a bicycle store located within the courtyard of Dayus House, Tenby House and Tenby Street Townhouses.

The remaining bicycle stores are located within Carver House, Tenby House, Summer House and Dayus House. The entrances to these bicycle stores is via the exterior of each block.

Bin Stores – SGUV

There are various bin stores located throughout the development.

One bin store is located in the courtyard of Dayus House, Tenby House and Tenby Street Townhouses. The remaining bin stores are located within Albion House, Camden House, Carver House, Dayus House, Moreton House, Summer House and Tenby House. The entrances to these bin stores are from the exterior of each block.

The bin stores are maintained by the Managing Agent, Centrick who also organise the collection by Birmingham City Council.

It is important to break down any boxes placed in the recycling. Do not overfill the refuse containers, as this will result in them not being collected which may consequently attract vermin.

Front Door

The front door to the property and frame come to site as a set with the door pre-hung in the frame. The main entrance door to the property is to a full British Standard specification and is fire compliant. It is fitted with three hinges, a Euro Cylinder Sash Lock with a thumb turn and a spy hole for security. Front doors cannot be replaced without seeking advice from your Managing Agent, as this could affect the fire integrity of the property. Door Entry System

There is a video entry intercom system within the property which is linked to the external intercom on the main entrance doors. These provide each occupier with control of visitors entering the building. Please do not provide access to anyone you are not familiar with; in order to prevent security issues within the building.

Fobs

For your security, the building is accessed via a fob entry system to the main entrance/external doors. Each occupant will have their own access fob.

Please contact the Managing Agent, Centrick Property should you require a replacement or an additional fob and they will confirm the cost for this service.

Utilities & Meter Reading – SGUV

Council Tax

Electric 

The electricity meter for each individual property is located within the storage cupboard of each individual property or within the utility room for the townhouses.

Gas (If Applicable)

The gas meters (for properties that have gas) are located within the entrance alcoves to the townhouses. 

The gas provider for the development is Scottish Power. For further information, please visit their website at https://www.scottishpower.co.uk.

Water 

The water meter for each individual property is located within the storage cupboard of each individual property or under the kitchen sink unit for the townhouses. 

Severn Trent Water are the water supplier for the development. For further information, please visit their website at www.stwater.co.uk.

 

Please note that you are liable for all utility payments and council tax from the date of legal completion of your property.

Fire Strategy – SGUV

Should you discover a fire, then please dial 999 immediately to report the situation to the emergency services.

It is important that you do not panic or stop to collect belongings. Please do not attempt to tackle the fire yourself by using the extinguishers, unless you are trained to do so.

It is essential that you familiarise yourself with the fire emergency procedure for the development, including details of where extinguishers and escape routes are located.
