Birmingham, the second biggest city in the UK has a vast amount of attractions, culture and entertainment to offer. There are many theatres in the city, where you can enjoy West End musicals, plays, pantomimes and ballet productions.
The Birmingham Symphony Hall and the International Convention Centre in the centre of Birmingham are only a 13 minute walk from Ridley House. The International Convention Centre is a world-class venue which holds concerts and events from world renowned orchestras to chart topping artists. The Birmingham Museum and Art Gallery is less than a 15 minute walk from Ridley House and has a collection of international imports covering art, ceramics, metalwork, jewellery, natural history, archaeology, ethnography, local history and industrial history.
Just a 20 minute walk away is the Historical Jewellery Quarter area, which has many buildings which have been restored and have since become local landmarks. At night, a lot of locals get together at the nearby character full and quirky pubs.
Ridley House is located just a 10 minute walk from the New Street station, which offers great transport links to the rest of the country.

There are many pubs, restaurants and cafes at The Cube and The Mailbox.
Shopping and Retail
The new Grand Central shopping area at New Street Station includes John Lewis and many other High Street brands. There are different culinary experiences within Grand Central and it is a great central meeting area. The Bullring Shopping Centre with over 160 shops, boasts luxury and retail stores including Selfridges and is only a 12 minute walk away. The Mailbox which has recently been re-furbished and has a large Harvey Nichols store, is only a 4 minute walk away.

Train
New Street Station is one of the three main railay stations in the city centre of Birmingham, along with Birmingham Moor Street and Birmingham Snow Hill. All are within walking distance from the development.
The main entrance door to your apartment is to a full British Standard specification and fire compliant. It is fitted with 3 hinges and a Euro Cylinder Sash Lock, with a thumb turn and spyhole for your security. Apartment doors cannot be replaced without seeking advice from your Managing Agent as this could affect the fire integrity of your apartment. Please contact the Managing Agent for the procedure to apply for consent.
There is an individual video intercom system within your apartment that is linked to the main entrance doors. This allows each resident control of visitors into the building. Do not provide access to anyone you are not familiar with, in order to prevent security issues within the building.
A hard-wired battery back-up smoke detector is located within each apartment. You should regularly change the battery and test the detector by pressing the button on the device. Smoke detectors are also located in the communal areas. Please familiarise yourself with the fire strategy for the building which is displayed in the communal areas.
For your own safety, smoke alarms should not be removed from their fixtures or covered and need to be well maintained.
Your apartment is fitted with a tall integrated multi-shelf BEKO fridge freezer. The fridge freezer should be defrosted every six months to maintain an excellent working condition and prevent the build-up of ice. When de-frosting the fridge freezer please ensure there is no resting water on the housing unit as this will cause damage. You may want to protect the unit with dry clothes to avoid this from happening.
If the integrated fridge freezer is not working, please ensure that the appliance is turned on at the multi-switch panel located in your kitchen. Please make sure that it is on by pressing the switch down. If the fridge freezer still does not work check that the consumer unit has not tripped out. All the switches should be in the upwards position.

In the bathroom, there is a tiled splashback behind the wash basin, which sits on a vanity unit with storage. There is also a large mirror above the washbasin.

Front Door Ironmongery
Hinge
The door hinge is a Union Power LOAD hinge. Please refer to the product data sheet.
The bathroom door has a thumb turn on the inside of the door to lock it, and a safety screw to unlock from the outside. The manufacturer is Zoo Architectural Hardware bath turn. Please refer to the product data sheet.
There is a video entry intercom system within your apartment which is linked to the external intercom on the main entrance doors. These provide each occupier with control of visitors entering the building. Please do not provide access to anyone you are not familiar with to prevent security issues within the building.
For your security, the building is accessed via a fob entry system to the main entrance door. Each occupant will have their own access fob. Please contact the Managing Agent If you need a replacement or additional fob and they will confirm the cost for this.
There is CCTV surveillance in the reception area, bin store and at the main entrance door.
The apartment is fitted with a wall mounted electric panel heaters within your apartment. The heater has a timer panel, which allows you to programme the heating to your specific requirements.
Please see the demonstration video on how to use the heater. Alternatively please read the instruction manual before reporting a fault.
Please remember to turn the spur switch next to the heater to on. If there is no electricity to the heaters please check that the RCD has not tripped in the consumer unit.
The bathrooms are fitted with a Kudox electric ladder style towel rail. Please read the instruction manual for further details.
Please remember to turn the spur switch outside the bathroom to ON. If there is no electricity, please check that the RCD has not tripped in the consumer unit.
Your consumer unit (fuse board) is located within the storage cupboard or hallway of your apartment. They are fitted with British Standard RCD (circuit breaker/cut out) for your safety.
The RCD will shut down if there is an electrical problem with the circuit. Each circuit is labelled in the consumer unit. The RCD will trip if there is a problem with a particular circuit, which is a safety feature to protect you from electrocution.
Common issues to trip an RCD are light bulbs blowing, problems with the kitchen appliances or electrical equipment i.e. toasters, kettles, irons, TV’s and laptops. To reset the fuse board, push the RCD. If the RCD will not reset then there is problem with one of the appliances or electrical equipment.

Your apartment has a TV, telephone and internet point in the living area. All points are pre-wired by OFNL. The fibre optic infrastructure at Ridley House is maintained and operated by OFNL who specialise in full fibre services.
For broadband and telephone services you can choose from a variety of service providers. Your chosen broadband provider will post a wireless router to you in the post to set up in your home. Should you encounter any problems with your broadband or telephone please contact your chosen service provider in the first instance. For television services the fibre infrastructure fitted by OFNL provides Freeview TV via a communal satellite as standard, you will not need to attach an additional aerial or satellite to the exterior of the building. You will be able to receive these channels by plugging in your TV into an aerial point and selecting auto-tune on your television. For additional television packages you can choose from the selection of providers listed below. Should you experience any problems with the TV signal including pixilation please ensure your television is set up and tuned correctly. Your appliances are wired to a fused spur on the wall in the kitchen area. Please ensure that the spur is switched on for the appliances to operate. If an appliance is not working, first check the electrics, then check that the RCD has not tripped, see consumer unit demonstration video. If there is electric to the apartment and the RCD has not tripped, replace the fuse in the fused spur. Please also see attached further details for general sockets in the apartments.
IMPORTANT: Please note that fused sockets are the responsibility of the occupier to replace before reporting a fault with the product via the ‘Report an Issue’ section.

If you hear the alarm, it’s important that you follow the fire evacuation procedures displayed in your apartment handbook and on the noticeboards throughout the building. Should you discover a fire, dial 999 immediately to report to the emergency services.
Do not panic or stop to collect belongings.
Do not attempt to tackle the fire using the fire extinguisher within the communal areas unless trained to do so.
Make your way to the nearest fire exit route and evacuate the building.
Assemble calmly in the designated assembly point for Ridley House and await further instructions from the emergency services.
