Flooring – Ridley House

Flooring

Your apartment is fitted with a combination of wood effect laminate, tile coverings and carpet.

When cleaning your laminate flooring there are a number of factors to consider. The floor is not waterproof, therefore, whilst any spills should be cleaned up quickly, nothing more than a damp cloth should be used and residue dried off immediately. Do not use a wet mop as this can cause water to seep into and under the laminate causing the floor to warp. Regularly remove dirt using a dry mop or soft broom. Avoid using a vacuum cleaner on your laminate as this can cause scratches. Do not use harsh or scouring devices as this will cause abrasion. Furniture should never be pushed or dragged across the floor as this will cause damage.

Carpet is fitted in your bedrooms and the bathrooms are fitted with porcelain tile floor coverings.

Health and Safety – Ridley House

Each apartment is fitted with a hard wired and battery back up smoke detectors.

On hearing the fire alarm please do not use lifts and please do not try to tackle the fire by using the extinguishers to put the fire out yourself unless you are trained to do so.

Please use designated emergency exit routes only.

Please refer to the fire emergency procedures for the development that are displayed on the Centrick Property noticeboards throughout the building.

Apartment Information – Ridley House

 

The main entrance door to your apartment is to a full British Strandard specification and fire compliant. It is fitted with 3 hinges and a Euro Cylinder Sash Lock, with a thumb turn and spyhole for your security. Apartment doors cannot be replaced without seeking advice from your Managing Agent as this could affect the fire intergrity of your apartment. Please contact the Managing Agent for the procedure to apply for consent.

There is an individual intercom system within your apartment that is linked to the main entrance doors. This allows each resident control of visitors into the building. Do not provide access to anyone you are not familiar with, in order to prevent security issues within the building.

A hard-wired battery back-up smoke detector is located within each apartment. You should reqularly change the battery and test the detector by pressing the button on the device. Please familiarise yourself with the fire strategy for the building which is displayed in the communal areas.

For your own safety, smoke alarms should not be removed from their fixtures or covered and need to be well maintained.

Doors and Ironmongery – Ridley House

Front Door

Your apartment front door and frame come to site as a set with your door prehung in the frame. The entrance door to your apartment is to a full British Strandard specification and is fire compliant. It is fitted with three hinges and a Euro Cylinder Sash Lock, with a thumb turn and spy hole for your security. Apartment front doors cannot be replaced without seeking advice from your Managing Agent, Centrick as this could affect the fire intergrity of your apartment. Please contact the Managing Agent for the procedure to apply for consent. There is no letter flap in your apartment door. Your post box is located in the ground floor communal area.

Internal Doors

The internal doors come to site as a set with your door prehung in the frame. The Doors and frames were purchased from Brystewood Architectural Joinery, 01623 411 415, www.brystewood.co.uk

Door Entry System

There is a entry intercom system within your apartment which is linked to the external intercom on the main entrance doors. These provide each occupier with control of visitors entering the building. Please do not provide access to anyone you are not familiar with to prevent security issues within the building.

Bicycle Racks – Ridley House

The bike store is located on the ground floor next to the bin store. For further information, please contact the Managing Agent, Centrick Property on 03330 124 125.

Bin stores – Ridley House

The bin stores are located on the ground floor, next to the bike store at the end of the corridor from the main entrance. There are regular collections carried out by Birmingham City Council. It is important to break down any boxes placed in the recycling. Do not overfill the refuse containers as this will result in them not being collected and they may consequently attract vermin.

Landscaping – Ridley House

All perimeter landscaping are managed and maintained by Centrick Property. Please report any outdoor space issues to Centrick Property on 03330 124 125.

Parking – Ridley House

For residents with parking, you will find your allocated space at the rear of the development. Each space is numbered accordingly. Please ensure that you always park in your designated space within the white lines.
