Signs of cracking and shrinkage are normal as your property has a ‘drying out’ period of between 9-12 months. Water has been absorbed during construction and it is important that the drying out period is gradual. This can be achieved by:

–  Ensuring that the property is well ventilated.

– Using the heating sparingly during the first few months.

– Reducing condensation as much as possible by covering pans whilst cooking, drying clothes in well ventilated rooms, closing kitchen/bathroom doors to prevent steam from travelling through the property, using extractors, wiping down moisture off surfaces and maintaining a low background heat.

If you are concerned about a crack, then please email a photo by logging an issue on the Seven Capital Information Hub and a response will be provided by our Aftersales Team. Ordinarily cracks can be dealt with during normal decoration once the property has dried out, however large cracks of a certain thickness will be covered under warranty.

White deposits may appear on wall surfaces which is called efflorescence. Efflorescence can be caused by the natural seepage of salts used in the construction materials. This should not be of concern, as the marks can be wiped down with a dry stiff brush. It is important not to wash the marks, as it will make the issue worse.

Bathroom – Madison House

In the bathroom, there is a tiled splash-back behind the wash basin which sits on a vanity unit with built-in storage. There is also a large mirror above the wash basin.

Fridge/Freezer

The fridge/freezer should be defrosted every six months to maintain an excellent working condition and prevent the build-up of ice. When de-frosting the fridge freezer, please ensure that there is no resting water on the housing unit as this will cause damage. You may want to protect the unit with dry clothes to avoid this from happening.

If the fridge/freezer is not working, please ensure that the appliance is turned on at the multi-switch panel located in your kitchen. Please make sure that it is on by pressing the switch down. If the fridge/freezer still does not work, please check that the consumer unit has not tripped out. All of the switches should be in the upwards position.

Bin Stores – Madison House

Bin stores are located in both the upper and the lower levels of the car park in the development. The bin stores are maintained by the Managing Agent, Centrick Property who also organise the collection by Birmingham City Council.

It is important to break down any boxes placed in the recycling. Do not overfill the refuse containers, as this will result in them not being collected which may consequently attract vermin.

Post Box – Madison House

Post boxes for all of the properties are located within the main entrance reception area in the post room.

If you require a replacement post box key, then you will need to contact the Managing Agent, Centrick Property to place an order for a replacement. Replacement post box keys are chargeable by the Managing Agent, Centrick Property and you are responsible for paying the additional cost incurred.

Lift – Madison House

The lifts are located on every floor of the development in the main hallway and also by the rear staircase.

Lift doors must not be wedged open or held for any period of time, as this can cause them to malfunction. Please take the appropriate precautions when transporting large and bulky items such as furniture within the lifts, in order to prevent damage from being caused. In the event of a fire, please do not use the lifts.

If you experience any issues within the lifts, then please dial the emergency number using the internal lift alarm instructions or contact the Managing Agent, Centrick Property without delay. Any general maintenance issues with the lifts should be reported to the Managing Agent, Centrick Property.

Home Warranty Information

Upon completion, a Checkmate Insurance Certificate for the Castle 10 Policy was issued. Problems with new homes are rare, however in the unlikely event that you do need this insurance, further information can be found on the Checkmate website: www.checkmate.uk.com. The warranty covers the build for 10 years, under which the developer provides cover for the first 2 years and Checkmate for the remaining 8 years cover.

Please note that general wear and tear and accidental damage will not be covered by your warranty.
