Home Warranty Information
Upon completion, a Checkmate Insurance Certificate for the Castle 10 Policy was issued. Problems with new homes are rare however in the unlikely event that you do need this insurance, further information can be found on the Checkmate website: www.checkmate.uk.com. The warranty covers the build for 10 years under which the developer provides cover for the first 2 years and Checkmate for the remaining 8 years.
Please note that general wear and tear will not be covered by your warranty.

Plumbing – Hagley Road
Immersion Hot Water
Your OSO electric hot water cylinder is located within the Airing cupboard of your apartment and comes with a 25 year manufacturers guarantee that is to be activated by the owner of the property.
Stop Cock
Each apartment is fitted with a stopcock to isolate the water supply fully to each apartment individual. These are located outside of each apartment main entrance door in the corridor area above the ceiling void. They are located here for ease of isolating water should an occupier not be available in the event of an emergency.
Isolation Valves
Each plumbed in fixture and fitting pipework within the apartment is fitted with isolation valves meaning that you can isolate the water supply to any fitting rather than turning the water off to the whole of your apartment via the stopcock. The isolation valves can be found for supply to the toilet, washbasin, sink and washing machine.

Waste Plumbing
Water water from your kitchen and bathroom runs through the pipework directly into the drainage system. You are responsible for the maintenance of all fittings and waste pipes within your apartment.
If you find that a sink, bath or shower is taking longer than normal to drain you can use a chemical drain cleaner which is readily available from all good DIY stores. Alternatively please seek professional advice.
You can prevent your sinks and plug holes from becoming blocked by regularly cleaning them,
VERY IMPORTANT
Please refrain from putting food waste, oils or any fats into sinks as this may cause blockages. Do not dispose of anything other than toilet tissue in the toilets, including nappies, wipes or sanitary items as the system is not designed to deal with such items and will result in an expensive blockage for which you will be liable.

Doors and Ironmongery – hagley
Front Door
Your Apartment front door and frame come to site as a set with your door prehung in the frame. The entrance door to your apartment is a full BS (British Standard & fire compliant). It is fitted with three hinges and a Euro Cylinder Sash Lock, with a thumb turn and spyhole for your security. Under no circumstances should your apartment door be changed as this could affect the fire integrity of your apartment. If you wish to change your front door or you require a replacement, please contact the Managing Agent for further advice and guidance. There is no letter flap in your apartment door. Your post box is on the ground floor.

The internal doors come to site as a set with your door prehung in the frame. The doors and frames were purchased from Brystewood Architectural Joinery, 01623 411 415, www.brystewood.co.uk.

Hot Water
The hot water for your apartment is supplied by OSO water cylinder heater which will vary in size dependant on the size of your apartment:
- Studio apartment – OSO slim line cylinder heater
- 1 bedroom apartment – OSO 120lrt cylinder heater
- 2 bedroom apartment – 150lrt cylinder heater
The water heater is controlled by a Hurstmann Electric 7. The unit is fitted with an automatic clock that is pre-set on the manufacturers setting and should not require any adjustment. The clock should automatically adjust to summertime (BST) and wintertime (GMT). Please refer to manufacturers guide for further information and operating instructions.

Any faults with the immersion heater or the time clock will be covered under the warranty. It is suggested that the time clock is checked for power and to identify if it has tripped on the fuse board. If something is tripping out the electrics, it would be down to the occupier to identify where the issue is by unplugging all electrical items, resetting the switch and plugging the items back in one by one.
Entrance / Hallway Apartment Door – Hagley
The main entrance door to your apartment is a full British Standard & Fire compliant 3 hinge fire door fitted with a lever lock and spy-hole. Under no circumstances should your apartment door be changed without gaining consent from the Landlord as this could affect the fire integrity of your apartment. Please contact the Managing Agent to find out the procedure to apply for consent.
There is an individual video intercom system within your apartment that is linked to the external intercom of the main entrance doors. This allows each resident control of visitors into the building. Do not provide access to anyone you are not familiar with to prevent security issues within the building.
A hard-wired battery back-up smoke detector is located within each apartment. You should regularly change the battery and test the detector by pressing the button on the device. Smoke detectors are also located in the communal areas. Please familiarise yourself with the fire strategy in place, which is displayed in communal areas.
For your own safety, smoke alarms should not be removed from their fixtures, or covered and need to be well maintained.
