Hatt Kitchen have fitted the kitchens at Fabrick Square. The kitchen is fitted with intergated appliances which include the oven, hob, cooker hood and fridge freezer. There is a white gloss finish to the kitchen cupboards.

Home Warranty Information

Upon completion, a Checkmate Insurance Certificate for the Castle 10 Policy was issued. Problems with new homes are rare however in the unlikely event that you do need this insurance, further information can be found on the Checkmate website: www.checkmate.uk.com. The warranty covers the build for 10 years under which the developer provides cover for the first 2 years and Checkmate for the remaining 8 years.

Please note that general wear and tear will not be covered by your warranty.

Care and Maintenance Guide

Fridge-freezer

Your apartment is fitted with a BEKO fridge freezer that is fully integrated within the kitchen.

Your apartment is fitted with a tall integrated multi-shelf BEKO fridge freezer. The fridge freezer should be defrosted every six months to maintain an excellent working condition and prevent the build-up of ice. When de-frosting the fridge freezer please ensure there is no resting water on the housing unit as this will cause damage. You may want to protect the unit with dry clothes to avoid this from happening.

If the integrated fridge freezer is not working, please ensure that the appliance is turned on at the multi-switch panel located in your kitchen. Please make sure that it is on by pressing the switch down. If the fridge freezer still does not work check that the consumer unit has not tripped out. All the switches should be in the upwards position.

Washer Dryer

Medical – Fabrick

Apartment Information – Fabrick

 

The main entrance door to your apartment is to a full British Strandard specification and fire compliant. It is fitted with three hinges and a Euro Cylinder Sash Lock, with a thumb turn and spyhole for your security. Apartment doors cannot be replaced without seeking advice from your Managing Agent, as this could affect the fire integrity of your apartment. Please contact the Managing Agent for the procedure to apply for consent.

There is an individual intercom system within your apartment that is linked to the main entrance doors. This allows each resident control of visitors into the building. Do not provide access to anyone you are not familiar with, in order to prevent security issues within the building.

A hard-wired battery back-up smoke detector is located within each apartment. You should regularly change the battery and test the detector by pressing the button on the device. Please familiarise yourself with the fire strategy for the building which is displayed in the communal areas.

For your own safety, smoke alarms should not be removed from their fixtures or covered and need to be well maintained.

Please Note – Some apartments at Cotton Lofts have been fitted with external front doors. 

Doors and Ironmongery – Fabrick

Front Door

The entrance door to your apartment is to a full British Strandard specification and is fire compliant. It is fitted with three hinges and a Euro Cylinder Sash Lock, with a thumb turn and spy hole for your security. Apartment front doors cannot be replaced without seeking advice from your Managing Agent as this could affect the fire integrity of your apartment. Please contact the Managing Agent for the procedure to apply for consent. There is no letter flap in your apartment door. Your post box is located in the ground floor communal area.

Please Note – Some apartments at Cotton Lofts have external walkways and have been fitted with front doors for increased security.

Bicycle Racks – Fabrick

The bicycle racks can be found around the centre of the development.  For further information, please contact the Managing Agent, Centrick on 03330 124 125. 

Bin stores – Fabrick

The bin stores are located in the centre of the car park at ground floor level. There are regular collections carried out by Birmingham City Council. It is important to break down any boxes placed in the recycling. Do not overfill the refuse containers as this will result in them not being collected and they may consequently attract vermin.

For other information please refer to the information board in the entrance area. The Managing Agent will be able to assist with any further queries.

 

Health and Safety – Fabrick

Each apartment is fitted with hard wired and battery back up smoke detectors ensuring safety and peace of mind for all occupants.

On hearing the fire alarm please do not use lifts and please do not try to tackle the fire by using the extinguishers to put the fire out yourself unless you are trained to do so.

Please use designated emergency exit routes only.

Please refer to the fire emergency procedures for the development that are displayed on the Centrick Property noticeboards throughout the building.
